Bay
View Townhouses is a 63-unit townhouse development
on the eastern shore of Narragansett Bay, owned
by Pulte Homes. The 26-acre site offers panoramic
views across the bay to Prudence Island and the
west shore. There is a freshwater wetland complex
surrounding a small pond at the southwest corner
of the property, and a portion of the site drains
to the Lawton Brook watershed.
The proximity of the site to freshwater wetlands,
Lawton Brook, and the coast required special attention
to design and permitting tasks. NE&C undertook
a detailed drainage analysis to demonstrate that
the development will have no detrimental impacts
on the receiving waters downstream of the site.
On-site Individual Sewage Disposal Systems were
designed for each of the three and four unit townhouse
buildings within the complex. ISDS design incorporated
innovative technologies to provide advanced pre-treatment
of effluent and minimize the dimensional requirements
of leaching areas. This allowed a more aesthetic
site layout, maximizing the view potential of
the home sites.
Northeast Engineers provided complete engineering
services to the client including site/civil design,
ISDS design, state and local permitting, and infrastructure
and utilities design. NE&C also undertook
wind load analysis for the buildings, construction
layout and inspections, and materials testing
during the construction phase of the project.
As of February 2003 the project is 85% complete,
with completion of all construction expected in
the summer of 2003.
