The
GeoNova Development Corp. LLC is redeveloping
the Ocean State Steel site located in East Providence,
RI Northeast Engineers & Consultants, Inc.
(NE&C) is providing Comprehensive Engineering,
Survey and Permitting services for this development.
This project involves the redevelopment of a Brownfield
site that has undergone extensive remediation
and at 27 acres is the largest near urban mixed
use development in Rhode Island. With a project
cost of almost $200 million it is currently the
most expensive project in East Providence’s
history.
The development proposes 475 housing units (with
an affordable housing component), 30,000sf of
shops and restaurants and 45,000sf of office space.
The site will also include a marina, watertaxi
service, a park, a proposed ornamental lighthouse,
offering views of the Seekonk River and Providence's
East Side. In keeping with the Ocean State’s
love of the sea nearly all of the waterfront land
would be accessible to the public.
The East Pointe development is also the largest
development to date falling under the guidelines
of the newly created East Providence Special Waterfront
Development District. This process utilizes performance
zoning standards that allows flexibility for the
development team but insures maximum protection
for the City and its environs.
NE&C is providing a full range of engineering
services including site/civil; geotechnical; marine;
and permitting through City of East Providence,
RIDEM, CRMC, ACOE, RIPUC and all applicable utilities.
